Prepare with confidence
Contact the local planning or building authority before purchasing. Verify zoning, setbacks, minimum home dimensions, foundation rules, wind or snow requirements, floodplain restrictions, septic or well approvals, driveway permits, and any community covenants.
A qualified local professional may need to review boundaries, grade, soil, drainage, trees, overhead lines, easements, wetlands, and utility locations. The home must fit the property while leaving a practical route for transport and installation equipment.
Check road width, turns, gates, bridges, slopes, overhead clearance, and stable working space. Home sections and transport equipment need substantially more room than a passenger vehicle. The carrier should approve the route before delivery is scheduled.
Use plans appropriate for the home, soil, climate, and local code. Depending on the project, this may involve footings, piers, anchors, crawlspace walls, slabs, or a permanent foundation engineered for the site.
Clarify who handles temporary power, water, sewer or septic, gas, electrical service, utility connections, skirting, steps, porches, grading, gutters, and final inspections. Do not schedule occupancy until required approvals are complete.
